Ceramic Tile Restoration Battle

Perhaps you have recently purchased a residence or business and those grout lines in your tile floors that looked dark-gray turned out to be another colour upon inspection. However, the porous grout lines that were improperly sealed or not sealed at all, are sponges for dirty mop water and anything else that might spill on the floor. Removing and preventing these stains and cleaning problems can be a long, tedious, and sometimes impossible endeavour.

As a result, we recommend that every restored tile and grout is also sealed with penetrating sealer to aid and simplify long-term care.

Newly laid untreated terracotta
This is the easiest situation since there will be no old polishes and ineffective seals to remove. We will simply treat any salt residues before applying three coats of our specialist terracotta floor seal.
Restoration of previously treated terracotta
Firstly, as much of the old finish as possible must be removed. The floor must be thoroughly stripped and deep cleaned prior to re-sealing, using a specialist product. Cleaning 4U will need to establish the type (or types) of seal or polish used over the years, to then be able to select the most efficient solvent to remove it.
In most cases, we will be able to chemically remove your existing floor finish and treat any staining and marks that will have occurred due to the ineffectiveness of your floor seal. The dissolved seal and dirt will collect in machinery that scrubs, dries and vacuums the terracotta tiles. When our Cleaning 4U staff are satisfied that they have achieved the best results possible - preferably by returning the terracotta to its natural state - they will allow a sufficient drying time, before applying 2-3 coats of specialist terracotta floor tile seal. The newly laid seal will not only protect the floor but will also brighten the natural colours and shades of your terracotta.
Quarry tiles
Although made up of clay and similar in composition to terracotta, quarry tiles are normally thinner, denser and far less porous than their terracotta relatives. Old quarry tiles usually change after years of exposure to foot traffic, ground grime and dirt. Once an attractive sight, they may have spent years under linoleum or bitumen, and thus bear marks from cement, stains, or glue.
Cleaning 4U have managed to restore and revive quarry floors that the owners thought were impossible to re-use. Our techniques in restoring your quarry floor will in general follow those described under terracotta above. Once again we will endeavour to remove all surface contaminants prior to resealing the quarry tiles. The types of floor seal we use will depend upon the tiles' porosity and on whether or not there is an under floor damp course installed.
